Bedford officials to review more homes

Bedford County officials are reviewing proposals tonight for more planned residential growth along one of the busiest roads in Forest.
Developer Robb Egel of ECP, LLC is asking county supervisors to rezone 13 acres within the Jefferson Ridge Apartments along Perrowville Road so he can build an additional 91 town homes. Seventy units exist there now and Egel plans to convert each to condominiums if the rezoning passes.
The planned buildings are two-story townhouse units with several bedrooms, to be built with four to 10 units in a block. The additional development is estimated to generate almost 800 cars a day along Perrowville Road, according to the Virginia Department of Transportation.
Egel stated in an application to county officials that the type of housing is not typical for households with children. Having condominiums would also add more open space within the complex, he stated.
The new units would pay for improvements to existing ones, Egel told the Bedford County Planning Commission a year ago. It turned down his request 4-3, as some commission members had concerns over a density increase.
Since Egel requested to put his application on hold and later conducted a traffic impact study. VDOT determined that no road improvements to Perrowville Road would be necessary as a result of the
rezoning.
Supervisors are also set to make a decision on a special-use permit request by J&B Properties and M&J Developers to build 104 town homes and a clubhouse called Perrowville Townhouses. The planned neighborhood is 14 acres on Forest Road just west of the Perrowville intersection.
After a 4-3 vote for approval, the planning commission set forth a condition that developers have to agree with county and local school officials to have a new connector road built. It would start from U.S. 221 at the entrance of Forest Middle School and run to Perrowville and its entrance to Jefferson Forest High School.
